How it all works
Our Role
Our role as your Architect will be tailored depending on your brief and requirements. On the whole, we will follow the sequence procedure as set out by The Royal Institute of Architects (RIBA) plan of works. It all looks doubting and lengthy but we aim to guide you through the process, stage by stage, providing you with monthly updates through the design stage and construction process. A simple description is included below.
Work process
The BEGINNING – Your story. What do you need and when do you need it by.
The START – The initial site visit. Your tailored brief, JUSTANOTHER_architect’s story, service extent and existing building surveys instructed.
The CONCEPT DESIGN– Moments / Ideas / Concepts are developed through various presentation formats to answer your requested brief. Additional surveys / opening up works are under taken to fill in the gaps prior to the development of the next stage. Planning options are discussed depending on location and possible proposal.
The DESIGN DEVELOPMENT – A workable design is established. This would include additional consultant coordination, plans are drawn up and an initial cost exercised is carried out. Our planning strategy is then developed and the proposals submitted for approval, if required. Additional documentation might be obligatory depending on property listing and conservation location.
The TECHNICAL DESIGN – Procurement methods are discussed and the design refined through workshops between your consultant and the architect team. Your chosen manufacturers can now be contacted, showrooms visited and samples collated for your final sign off. Detailed drawings are then drawn up and documentation prepared for costing by a number of contractors. Submission for Building Regulations can now take place to either Building Control or to a private Approved Inspector.
The CONSTRUCTION – The design phase is now complete and the construction can begin. Depending on your chosen procurement route, my role will vary immensely. My advise would be to always keep me involved throughout the construction phase to oversee the works as your Contract Administrator for a more tailored completed project. Our duties would take the pressure of you overseeing the build and would include regular call in on site to make sure the works are being carried out as expected as well as producing regular progress reports to keep you up to date with developments. Other of our duties would include the management of contract and financial duties.
The BIG MOVE – Time to move in. We will remain in contact for a defect period generally of 6 to 12 month depending of scale of the works. This allows the contractor to come and remedial works that have been found not to have been completed as agreed.
